Villa Maureillas, in the South of France, is a large, west facing, bright, 3 storey, 4/5 bedroom, architect designed, detached  villa on its own grounds with a huge terrace and panoramic views. The villa lies south of Perpignan near the Spanish border. It is not far from the Mediterranean Sea and the TGV (high speed train line) and has parking for 6 or more  cars.

​The property also includes a cottage with a floor space of approximately 50 square metres which has two bedrooms, a kitchen/living room, a W/C and a shower room. It would be ideal for a gîte, workshops or studios.  There is development potential too!  Half of the grounds is tree covered and is zoned for building. A Certificat de Urbanisme Operational  (somewhat like outline planning permission) has been granted for two more villas on the property.

There are two ways to access the property, via the main gate and via the laneway at the back of the house.

​Villa Maureillas is 25 minutes drive to the TGV station at Perpignan and 40 minutes from the TGV station at Figueres, Spain.

The nearest airports are Perpignan (30 minutes); Girona, Spain (60 minutes); Bézier (80 minutes) and Carcassonne (85 minutes)

Villa Maureillas lies at the foothills of the Pyrenees, less than half an hour from fabulous beaches and marinas of the Côte Vermeille. It is a couple of hundred metres from the mountain trails leading up to the GR10 (the trans-Pyrenees trail from the Mediterranean to the Atlantic) and less than two hours' drive to the local ski resorts which include Font Romeu,  Les Angles and Pyrenees 2000.  

Living here you can go sailing on a Saturday and go skiing on Sunday!

This is the Catalan region of France on the Spanish border. It has its own unique atmosphere. Villa Maureillas is less than five minutes from the route through the Pyrenees to Spain and about 15 minutes to the main motorway from France to Barcelona. Barcelona is just two hours away.

Villa Maureillas is tucked away on a hillside and overlooks the village of Maureillas las Illas at the foot of the Pyrenees mountains. The villa enjoys a panoramic  view of the peaks which are snow covered six months of the year.

Perpignan, once the seat of the Majorcan kings, is the nearest city. Villa Maureillas is within a half hour's drive and has all you would expect of a modern, connected city including an airport, a TGV rail station, shopping centres and retail parks.

The villa has three floors, the main house being the top two floors. The main house has four bedrooms (or three bedrooms and a study if you wish), a large dining room, a large living room with a glass fronted CLEARVIEW wood burning stove,  a large modern and well equipped kitchen, a large bathroom upstairs with separate bath and shower, and a WC and a shower room downstairs.
The ground floor is made up of a self contained garden flat at the font of the building, and a very large utility/storage room the width of the building at the back. 

The cottage has three rooms, a shower room and a WC. The cottage needs renovation. It has been  rented officially out as gîte in the past. 

The flat and cottage each have an earning potential of between €350 to €500 per week depending of the time of season.

The villa has high speed internet, mains water and sewage and oil fired central heating 

Situated in the delightful town, Villa Maureillas is well tucked away on a hillside so enjoys privacy while at the same time affording access to the local shops, pubs and restaurants which are all within easy walking distance. The villa has a huge, sundrenched terrace facing west. The terrace is the "outdoor living room" of the house where you can enjoy fabulous sunsets whilst entertaining friends and family. We have lunch on Christmas day on the terrace without needing sweaters! This is probably the sunniest part of mainland France.
